Notes on the accommodation The owners of the Istrian house speak German, Italian, Croatian and English. Around the gardens of the house there is a small park, a lawn, olive grove, orchard and a vegetable garden. there is even a small stable for domestic animals. Guests are invited to sample some of the home made wine, brandy, olive oil, and smoked ham. Change over day The changeover day for the Istrian family house and each apartment is flexible. Guests must vacate by 10.00 am on the day of departure to allow cleaners access to prepare for incoming guests. Arrival is not before 4.00pm. Notes on booking Please book well in advance if you require all the house. At time of booking indicate if you need 3 bedrooms or 2 bedroom and for how many people Deposit of 25% will be taken on confirmation of booking. Remaining balance 6 weeks before vacation start date. holiday house in Sutivanac The summer vacation house, Franica, is situated in the small village of Sutivanac - Risi in the heart of inland Istria. Surrounded with just a couple of other houses the inland Istria vacation property to rent offers an idyllic setting in which to enjoy and relax your holiday. The house is placed in a very quiet area on a hill above the Rasa valley with some breathtaking views which can be enjoyed from the well kept gardens or from the balconies of the house. The house was renovated to a very high standard in 2006 and is in a perfect location for those that enjoy sketching, painting, rambling, meditating and escaping the modern world. The nearest large towns to the house are Zminj ,13 km and Pazin 17 km away. The nearest beaches to the house are 15 km - 20km away at Blaz and Duga Uvala while the beach at Porec and Rovinj are 20 - 30 km away.
The house is divided into 2 apartments, one for 8 people ( Franica A ) and apartment ( Franica B ) for up to 5 people. The apartments are completely separate with one on the left and one on the right had side of the house. It is possible to rent either of the apartments singularly or for larger groups or 2 - 4 families it is also possible to rent the whole house. The house can sleep a maximum of 13 people all together. Both apartments are finished to a high standard and include natural woods, tasteful fittings and quality appliances. There is gas fired central heating for those looking to book the property during the winter months. Outside the house there is ample private off road parking and all guests are welcome to make use of the gardens including the herb garden, summer kitchen, large Istrian table, BBQ and grill. The main house is a total of 200 m2 and includes the basement which has a traditional Istrian fireplace and a large table and chairs( Konoba ). Franica apartment 1 is 155 m2 and has 3 bedrooms and sleeps up to 8 people and Franica 2 can accommodate up to 5 people and is 45 m2.

school, a football field and the village is
surrounded by birds, cows, sheep, goats, foxes,
deer and the joys of the Istrian courtside. The

The family vacation house in located in the
centre of Istria and is a 40 minute
drive from Pula airport, which is serviced by Ryan Air, Thomson
fly, Monarch and Croatian Airlines. Easy jet also fly to Zagreb
which is a 3 hour drive from Pula. It is also possible to arrive
by ferry from Venice, or Trieste airport in Italy which is 2 hours by

The minimum stay at the apartment is for 3 nights . During the main summer months of July and August the minimum stay in the apartment is 1 week. To book the whole house, the minimum stay is 1 week.
